The beautiful Villa Flamingo for rent is located in Matta e Peru, Budoni, in an exclusive and private location on a hill with a fantastic view of the sea and the Sardinian hills. It inspires with the pool as well as the unique privacy that can be enjoyed on the spacious sun terrace. The beach is only about 10 minutes walk away, as well as a restaurant and the pine forest on the beach of Matta e Peru.

Equipped with three bedrooms, the property can accommodate up to eight guests, who can extensively enjoy the garden with outdoor shower, terrace and barbecue area. This guarantees for a perfect vacation on the island.

Another highlight: the fully equipped kitchen overlooking the pool and the sea. A bathtub with massage function is also available and the air conditioning system is of the latest generation. Thus, the vacations can be spent in absolute luxury and feel-good atmosphere.

For added comfort, fresh towels and bed linen are provided upon request.

Conditions

Checkin/arrival: from 16:00
Checkout/Departure: until 10:00 a.m.

On arrival a deposit of EUR 500,- will be charged. On departure, this will be refunded, provided that the apartment is not damaged in any way. This will be checked together during a personal check-out.

Duties of care
The tenants shall treat the rented premises and the furnishings with care. The tenants have to compensate for culpably caused damages. The landlord must be informed immediately of any complaints. During the rental period
during the rental period, the tenants have to report immediately. If the tenants do not comply with these obligations, they are not entitled to a reduction in rent because of these objectionable points.

House rules / Arrival and departure times
The tenants are obliged to comply with the house rules. The house rules are available in the rented premises. The arrival can generally take place from 16.00 o’clock. On the day of departure, the apartment must be vacated by 10.00 a.m. at the latest.

Cancellation
The tenant is entitled to withdraw from the contract before the start of the rental period. In case of such a withdrawal, the landlord will claim compensation as follows
Cancellation up to 45 days before the beginning of the rental period 10% of the rental price
Cancellation up to 44 days before the beginning of the rental period 30% of the rental price
Cancellation up to 32 days before the beginning of the rental period 60% of the rental price
Cancellation up to 21 days before the beginning of the rental period 80% of the rental price
Cancellation up to 11 days before the beginning of the rental period 90% of the rental price

The tenant has the right to provide a substitute tenant who will take over the apartment in full. Cancellation fees will not be charged in this case. The landlord reserves the right to withdraw from the rental contract in case of late payments. He is then entitled to claim compensation according to the lump sums as per point 3 of this contract.

Key
The tenants receive 2 keys from the landlord at the beginning of the rental period.

Pool Use
The use of the pool and entire pool area is at your own responsibility, there is no lifeguard on site. The tenant undertakes to take every precaution for the use of the pool / pool area for him, his family and other guests, especially for children. Children are allowed in the pool area only under the supervision of an adult. The Lessor is released from any liability in this regard.
The tenant agrees to take overall responsibility for himself, his family and guests, otherwise he is prohibited from using the pool and pool area.

Liability
Claims for damages are excluded regardless of the nature of the breach of duty, unless there is intent or gross negligence. This also applies to tortious acts. In case of breach of essential contractual obligations, the landlord is liable for any negligence, but only up to the amount of the foreseeable damage.

Written form
Changes or additions to the contract must be made in writing.

Severability clause
Should individual provisions of this contract be or become invalid in whole or in part, or should there be a gap in the contract, the validity of the remaining provisions shall not be affected. In place of the invalid provision or to fill the gap, an appropriate provision shall be made which, as far as legally possible, comes as close as possible to what the contracting parties intended.

Choice of Law
Italian law shall apply.
Place of jurisdiction is Olbia.
